3. Purpose of the Website
The principal purpose of the Website is to provide general information about:
- the Greek real estate market;
- property investment opportunities;
- properties offered for sale;
- the Golden Visa programme; and
- investment and consultancy services,
and to enable Users to contact the Company.
Unless expressly stated otherwise, content made available on the Website is provided for general information and promotional purposes only.
4. Property Listings Do Not Constitute Binding Offers
Any property listing, project, price or investment opportunity displayed on the Website does not, by itself, constitute a legally binding offer to sell or provide services.
The fact that a property appears on the Website does not guarantee that:
- the property remains available for sale;
- the stated price will remain unchanged;
- the property is reserved for the User;
- the seller is obliged to sell to the User;
- the investment will definitely satisfy Golden Visa requirements; or
- the investment will generate any particular return.
A binding transaction will arise only when the relevant parties execute the necessary agreements and complete the formalities required under the applicable law.
5. Accuracy of Property Information
The Company uses reasonable efforts to keep information on the Website accurate and current.
However, information concerning properties may be supplied by:
- property owners;
- sellers;

- visual materials.
Photographs and architectural images may be illustrative.
Plans should not be assumed to be to scale, and areas and measurements should be independently verified.
Before making an investment decision, the User should confirm the current status of all information material to that decision.
6. Prices and Additional Costs
Unless expressly stated otherwise, property prices displayed on the Website may not include all of the following:

7. Greece Golden Visa Information
Information on the Website concerning the Greek Golden Visa programme is provided for general information only.

- minimum investment thresholds;
- geographical areas;
- investment categories;
- property types;
- use restrictions;
- application procedures;
- conditions applying to family members; and
- renewal requirements.
A property being described on the Website as "Golden Visa Compliant", "Golden Visa Eligible" or in similar terms does not mean that any particular applicant's application is guaranteed to be approved.
Golden Visa eligibility should be assessed separately for each transaction, having regard to:
- the investor's individual circumstances;
- nationality;
- structure of the investment;
- legal characteristics of the property;
- date of investment; and
- Greek law in force at the relevant time.
The final decision on a residence permit or Golden Visa application is made by the competent Greek authorities.
The Company does not guarantee that any application will be accepted or that a residence permit will be issued.
8. Legal, Tax and Financial Advice
General content on the Website does not, by itself, constitute:
- a legal opinion under Turkish or Greek law;
- tax advice;
- regulated financial investment advice;
- personalised immigration legal advice; or
- a recommendation that any particular investment is suitable for the User.
Where appropriate, Users are encouraged to obtain independent professional assistance from suitably authorised:
- lawyers;
- notaries;
- accountants;
- tax advisers;
- engineers;
- financial institutions; and
- other specialists.
Unless separately agreed, introducing a professional to a User does not mean that the Company is responsible for all acts or omissions of that professional.
9. Investment Risk
Real estate investment may involve risk.
Any information concerning:
- historic price growth;
- potential rental yields;
- projected value appreciation;
- market expectations; or
- investment projections
does not guarantee future results.
Property values and rental income may increase or decrease.
Each User is responsible for making investment decisions based on their own financial position, objectives and risk assessment.
10. Independent Review and Due Diligence
Before purchasing property, Users should ensure that appropriate due diligence is carried out for the relevant transaction.
Depending on the circumstances, this may include:
- ownership and title review;
- encumbrances and restrictions;
- planning and building compliance;
- cadastral information;
- licences;
- permitted use;
- technical condition;
- tax position;
- contractual review;
- notarial requirements; and

- submitting a consultancy request;
- submitting a Website form;
- initiating a WhatsApp message;
- sending an email;
- making a telephone call; or
- requesting information about a property.
Similarly, submitting a form does not by itself constitute:
- a property reservation;
- a commitment to purchase;
- a Golden Visa application; or
- a paid consultancy agreement.
Where paid or substantial professional services are to be provided, the relevant terms may be agreed separately.
12. Consumer Contracts Concluded Electronically
Submitting a general contact or information-request form through the current Website does not, by itself, amount to placing an order for paid services.
If the Company subsequently enables consumers to enter directly into paid distance contracts through the Website, the relevant transaction will also be subject to the applicable requirements of:
- Turkish Consumer Protection Law No. 6502;
- the Distance Contracts Regulation;
- Law No. 6563 on the Regulation of Electronic Commerce; and
- applicable secondary legislation.
This may include requirements concerning pre-contract information, contractual terms, payment, cancellation/withdrawal rights and other consumer protections.
These Website Terms do not replace any separate distance-services agreement or pre-contract information document that may be legally required.
13. Commercial Electronic Communications
Advertising, campaign or marketing communications sent by the Company are subject to Law No. 6563 and related legislation.
Where legally required, prior consent will be obtained from the recipient.
Submitting an enquiry or consultancy request does not automatically authorise the Company to send marketing communications indefinitely.
Users may withdraw consent to commercial electronic communications at any time in accordance with applicable law.
14. Intellectual Property Rights
Unless otherwise stated, intellectual and industrial property rights in the Website's:
- original text;
- design;

- Facebook;
- Instagram;

The Company does not control third-party websites':

Users should review the relevant third party's own terms and privacy information when leaving the Website and using an external service.
17. Website Availability
The Company uses reasonable efforts to keep the Website available and functioning correctly.
However, the Website may temporarily become unavailable as a result of:
- maintenance;

- security requirements.
The Company may modify, suspend or update all or part of the Website where reasonably necessary.
18. Limitation of Liability
The Company's liability will be determined to the extent permitted under applicable Turkish law.
Nothing in these Terms shall be interpreted as unlawfully excluding or limiting liability in relation to:
- intentional misconduct;
- gross negligence;
- fraud; or
- any other liability that cannot lawfully be excluded or restricted.
To the extent permitted by law, the Company will not be responsible for investment decisions made solely on the basis of general Website information without obtaining the transaction-specific professional checks reasonably required in the circumstances.
